I forgot to take before pictures (I hate it when I do that) but this is what I did yesterday on a rental of mine. The original wall was pretty bad, white bathroom tile stained with years of grease and a 3/4 gas pipe that was protruding out of the wall from the ceiling to the ground. Also there was an outlet located right above the original stove with no ground since the house is very old. The original hood vent was so disgusting and dated back to the 60's or 70's. So I removed an upper cabinet including the vent and the 7" ducting and chucked all that first. Installed a 3'4 piece of plywood to act as a bracket to hold the over the range microwave and also ran a dedicated 120v line from the box to the microwave. Than I built out the wall with scrap pieces of 2x4 and more 3/4 plywood to cover up the gas line and than I relocated the receptacle down all the way to the bottom as to make it out of sight at to accommodate the new stove. Also added a common ground to it for safety and tamperproof plug. Lastly I went to lowes bought some of that oxide slate backsplash and mortared it onto the board with some sealer. The microwave cost me $300 and the oven (Bertazonni made in Italy) was $2399 at Pacific sales. I think I spent a little over $3k with all the materials, everyone seems to like it. Wachoo tink?

Oh and no I don't want to change the cabinets because it'll cost too much. I will do a granite countertop soon and some more back splashing.

You'll spend $2400 on an oven but can't afford to replace those ugly ass cabinets?

Edit: How far out does the oven protrude?
Well see, the cabinets, albeit ugly, are made of solid wood. So they are much better than the cheap particle board/plywood stuff they use nowadays. If anything they just need new doors, hidden hinges and a good cleaning, which I will get to after I finish this other house I'm currently remodeling at the moment. I would say the oven appears to stick out more than it really does since the cabinet next to it is only 12 inches in depth, unlike a conventional base cabinet which is 24 inches in depth. Don't ask why, I didn't install them all those years ago.

I was gonna say thats a pretty nice range for such ugly cabinets. You could always just put a coat of paint on them.
Yes, that was an option I was considering as well but I'd really l to change the doors to shaker style with hidden hinges. Some absolute black granite or Carrera marble countertop would really help to complete the look. It's an old craftsman style house and I squeeze in minor improvements when I get the time, which isn't very much thanks to work. So just small projects here and there. I'll update as I work.

Those who are complaining about the cabinets must not own rental properties or if they do may not be making any money from them ... lol the cabinets looks just fine to me! If anything just spray them with a paint sprayer and be done. Over and wall looks great bro!

They look rough because the finish is old and a bit dirty but structurally they are fine. I could put a coat of paint on them later I suppose but the tenants don't seem to mind since I finished this job. I've still been busy and haven't done any major improvements here yet but I will do more when I free up some more time.

Thanks, I will say this, by remodeling 2 master bathrooms and this little kitchen area, I'm able to squeeze out almost $4k a month from this rental house. This house has always been a consistent money maker for me and even more so after I finished this stove. I have even more things coming for this house such as granite countertops (yes I know its somewhat pase' but I need hard wearing materials) and a new sink/garbage disposal with new 3" can lighting and soffit boxes. After that theres a small loft on the top floor I will be remodeling for another $1k a month. So I have the potential to make around $5k a month on this house! If I can get 2 other houses I'm working on rented out by this year, I will reward myself with either Rolls Royce or Lambo lease. We shall see, wish me luck.
