    Wow nice I am tossing around the same idea in my back yard I can go up to 550sqft what did Los Gatos allow you? How long from start to ok did it take to get it through the city office?

    The limit is based on lot size (so I have been told by the town). We have a flag lot that is a little over a half an acre, so we are allowed 12k sq living space in LG. I would head down to the planning, they can give you a quick break down of your options. From start to permits it took one long ass year. It should have taken more like 6 months. I have learned a lot of do's and do nots. PM me if you need any advice.

    San Jose, at least in my area, was zoned to allow a 550sq max out building on the lot. My lot is 18K and I have a 3100sq one story house on the lot. So are you happy with your contractor so far? I am in the mode of gathering names to get bids.
