    Default Custom Building a Loft

    Any one here ever bought an empty space and turned it into a residence? Looking to find 3-5k sq ft in or around Boston and custom build out a loft the way I want... would be my first construction project and looking for some guidance on things to look for and keep in mind

    For starters. have you ever lived in a loft? It is different than living in a house.

    -When water goes down a drain, you hear it.
    -When the wind blows hard, you hear it hit your large windows.
    -When it rains, it sounds like a storm inside.
    -The upper levels/upper mezzanines are going to be hotter due to hot air raising.
    -It will cost a lot more to heat/cool.
    -You'll have hot and cold areas, because it is difficult to keep a constant temperature unless you control air flow with fans, windows, vents...
    -Where will you park your cars
    -Can you get the permits to transform it into living space or at least get a zoning exception for non-conforming zoning
    -Will you be able to re-sell the property when it comes time to sell?
    -Is it the highest and best use for the particular property?
    -How are you going to manage the dust from the brick walls? (spray vegetable oil)
    -It is going to be very difficult to find a property that is already zoned for residential so can you sit on the property while you wait for zoning changes?
    -Are you going to have exposed plumbing, electrical and HVAC around the whole house?
    -It will cost you quite a bit to get all the rough in around the whole 5000sqft because you are starting with bare walls.

    There are TONS of other things to consider.

    I'd love to answer the car parking question 4 my own future loft.
    Where will I park my cars? Inside it!
    Lofts are awesome. The picture you are drawing is way too dramatic. In these days you can get a solution to all those problems you mentioned. Besides- I wouldnt consider any of those above as such.

    I agree that everything can be addressed, but at a price. Put money towards anything and youlk solve the problem but when it comes to sell, the next owner might not came for all of your upgrades. Also, cars in the loft means your bedrooms will smell like gas and oil.

    Lofts arent 4 welfare people, so money shouldnt really be an issue here.

    True, but if price wasn't an issue he would be building it right now and not asking the 4. Lol.

    Id like the smell lf gas. Wife and kids probably won't like it much. Lol.

    I love the commercial style residence / lofts / etc.

    Its not quite as easy as buying a building and putting up some interior walls, but if you have deep pockets anything is doable.
