    Hey guys,

    From Sydney...

    So I just bought my 3rd home and am looking for input before I visit an architect with some ideas, shoot some at me

    The land is 1,428 sq m, which is 15,370 sq ft

    Personal Taste
    Surroundings
    Location
    Budget
    Planning regulations

    amongst many, many other things! Give some more info and i might be able to give some ideas!

    Personal Taste - Whatever is modern...
    Surroundings - Beach is a street away, (250meters)
    Location - Randwick, Sydney
    Budget - No budgets...
    Planning regulations - No regulations...

    Basically looking to make it into a mansion... Under/above ground garage, since its slightly on a hill from the road, but I'm pretty sure ill be able to straighten the land out...

    My mom designs and contracts homes so I may be able to assist you in this area. Have you thought of a contemporary looking with a classic cross over? Really depends what your tight location looks like, but you could utilize crown molding, white, granite, marble, and stainless steel to pull off an interesting look. It takes a ton of money to pulls off considering the length of crown molding, but does pay off. You could also shoot for very open, contempary look with more of a parcel feel to the additional rooms. Really works with you proximity to the beach. If I knew more about your tastes I could help you more.

    3 stories minimum, pool + spa, tennis court, 8 car garage with multiple lifts, And a bedroom for me :P Oh and a fountain out the front.
