Trying to find a broker. Any advice?
Just passed the California sales exam and I'm waiting to get my license. Any advice on finding a broker? I have contacted some and they never seem to respond back.
I'm working with a business partner in Virgina, I will be buying foreclosure properties, refurbishing and selling.. So would their be a specific broker I might look for. I heard some of the bigger companies are pretty expensive. Any advice would be much appreciated. BTW I am located in North County San Diego.

Ones that don't respond back, don't even bother. Think of how they conduct business if they don't even respond to you?
If you are looking for something to just do yourself go with one that is cheap and doesn't charge you a desk fee, etc.
If you are looking to progress your business in assisting clients go with one that is reputable, large and well known. Sure the price might be a little bit higher to work for them, but integrity doesn't have a price.gR3 Survivor

Yes, I was thinking the same thing. I will be primarily be working for myself, so it sounds like one of the smaller firms might be more optimal.
A lot of the smaller firms in my area seem to be mom and pop or husband and wife deal going on, not sure if I should even bother?

Essentially, if you're brokering your own deals for profit, provided you have the experience to take on slightly more liability, you should be looking for companies that have a sensible commission split which reflects your needs -- otherwise you'll end up taking less profit at the end of each project for unnecessary expenses. For example, as a real estate broker in Los Angeles, I am happy to take less commission in exchange for a receptionist, escrow coordinator, advertising assistance, and other amenities. From what you're describing, none of this would really apply for you and is not needed.
Here's my recommendation -- do your homework and shop around. If you're working on your own deals, look into some of the larger companies including Re/Max and Keller Williams. They offer a better commission split than most and many services can be voluntarily included if need be. Walk into a few local brokerages and speak with the manager about possible opportunities -- from my experience, face-to-face contact always provides the best outcome. Calls and messages can tend to get lost and forgotten easily.
