    another good screen tip: casually ask what they are doing in town and what they are studying. General arts and science or business admin usually means parties. Practical nursing means studious students. Of course this is a generalization but it works for me.

    It fits with what I have found, if the school has an advanced science program (Mac has a science program that routes directly to medicine) they are usually very studious as well.

    I've been looking into this for a while. Especially around the Waterloo/Hamilton areas.

    Would prefer to buy lots and build units myself, unfortunately, I believe most of the land is already snapped up by a handful of companies and waiting to be developed.

    Keep as close to the university as possible. Students are a lazy (again, a stereotype but you get the idea). Also, the closer you are, the higher the rent you can charge BUT the more expensive the houses will be.

    I realized. The real problem is most of the land in the immediate area and even surrounding area is off the market. It'd be too big of a hassle to secure and I'm not convinced of a more than adequate return on it.

    Its not a game I want to play here then.

    Quick question: Why do you want to build as opposed to buying?
