    Default Rental Investing

    Does anyone have any suggestions for books that cover real estate investing, particularly rentals? I'm in college now and I'm thinking about attempting to do this. What are the worst things about it? Would it be worth my time? Money is my greatest limiting factor now, I have some but not huge amounts. Are there any structured funds that do this? How many of you do this?

    Student Housing Rentals

    My post there will help you a bit, I paid for my condo out of pocket for all of it but my parents did a mortgage and are just paying it off as they rent....Im sure it should be possible to get a loan of some sort and pay it off as you collect rent, but it will likely cut your profits to near 0%

    Best resource on renting properties is David Tilney hands down, he does some classes about 2 or 3 times a year on it. Don't get sucked into the hype teachers go to anything Jack Miller, Dyches Bodiford, John Schaub, Pete Fortunato, Scott Britton, Walter Wofford, and Jimmy Napier do. More bang for your buck and they will actually talk to you and teach you real skills.

    Gettin money to get a rental going is the easy part, in my experience the up keep and Bad tenants far outweigh the benefits. but to each his own...good luck

    I agree to a certain extent. Depends on whether you are in it for the long haul or short run. Short run, possibly not because as mentioned above the tenants may cost you quite a bit of money. In the long run, it depends on your timing and market conditions. But it's real estate, you're bound to make something EVENTUALLY.

    Bad tenants are out there whether its short or long term, although i do agree that in real estate u are bound to eventually make money, if its not from rental then it will be from the actual appreciation of the property itself
