    Thanks Shawn, I am now running the numbers to buy a 116 unit apartment complex. It's not nearly as bad as the other one, but has a high vacancy due to terrible management. I am going to reposition the whole complex and bring it back up to market standards. Wish me luck.

    Have you ever thought of painting the cupboards? I just bought a place and the cupboards were in pretty good shape so I painted them. It looks really good now. I just bought a HVLP gun and painted them. All I have to do now is change the hardware and they look like new to the naked eye.
