    Sounds like Pun nailed it: moving on to dinner parties, cleaner, more intimate space? You going to rework the upstairs and the outside as well? We just sold our hot tub this summer, not using it enough to justify keeping it. From what I gather, that would truly be the end of an era in your case?

    The deck is going to be reworked a bit more in the spring.

    I just have grown tired of random people in my house and it looking like a bachelor in his 20's pad.

    I am going for a more elegant look, for a more civilized age.
