it was kinda in the works when i made the post. i had a verbal offer in, they countered and i kept looking. 1 week later they called and asked if i was still interested. i was and things are rolling. inspection for home, termites, radon and pool next wednesday.

Late to the party here, but with loans as cheap as they are and prices bottomed out in most areas, YES THIS IS AN AWESOME TIME TO BUY!
That said, be smart and buy in an area that will appreciate. Also look into first time home buyer benefits. some locales will even offer free downpayment assistance. Homepath.com, Fannie Mae's inventory page has some good deals with really nice financing plans (3% down, waived PMI, etc). They are all foreclosures and some are in bad shape but they are cheap and the terms are very good. Good luck.
