I'm new to the game and my mentor is out of reach for a few days. I'm looking for on-market and sales comparables for a newer 10,000 mixed use commercial building that I’m doing a sales proposal on (BOV). Main floor consists of 50% occupied office and the top floor is made up of 4 occupied apt units.

I'm looking for comps for on market and sold <1yr. I'm not finding anything. The property is located in a tertiary market in the suburbs of Chicago. I have access to Costar comps/loopnet but I haven’t had any luck finding good comps in the surrounding areas.

For you real estate broker out there, what can I do to support my cap if comps are weak? Any advice is welcomed and appreciated!
