    Hey guys, my dad is getting older and is looking to get out of some property to lower his stress levels. Ill post some here in case anyone is looking for a nice vacation home in a foreign country.

    The properties are located in Ubatuba, Brazil. Ubatuba is a gorgeous city with over 100 different beaches and over 1000 epic waterfalls. If anyone has ever seen the controversial movie "Turistas", it was entirely filmed in Ubatuba beaches and waterfalls. Most of the movie was filmed very close to our properties.

    Property Description:
    The property has been in our family for more than 30 years. In 2002 the main house was built to be used as our vacation home, to get away from the messy Miami Beach lifestyle. In the final finishing stages the construction was stopped for financial reasons. The house remained closed for a few years and then construction resumed at a much slower pace. The main house is currently not finished. Finishing touches such as interior paint, base boards, crown molding and certain light fixtures are yet to be installed. We are going to leave it as is so that the new owner can choose to his liking.

    The Land is 9000m2 (96,000sqft) of flat terrain at the base of the famous “Serra do Mar”.
    The Property contains a waterfall with 2 natural pools, the first with a depth about chest height (roughly 1.5m) in depth for adults and the other about 2ft in depth which is perfect for children to play in. The entrance to the property is directly on the main highway Rodovia Oswaldo Cruz which connects the coast of Ubatuba to Sao Paulo.

    The Property has two houses; the first is the main house (2700sqft) located at the front of the property. The house has 5 bedrooms, and 3 bathrooms. On the first floor are the foyer, 3 bedrooms, a bathroom, the living room, and the kitchen. Upstairs is located the master suite which has a very large bathroom (with shower and Jacuzzi) that faces the rear of the property overlooking the vast garden with amazing mountain views. Also on the second floor is a smaller bedroom suite which is currently used by the live in house maid and faces the front of the property. Also on the second floor is a large private lanai with beautiful mountain views.

    The second home (950sqft) was originally used to house the properties maintenance staff. In the last few years the house is being used as a guest house to our friends and family, and is occasionally rented to Americans from all over the US who come to visit and relax in Ubatuba. In the last month an estimated $15,000USD was invested to completely renovate the house. The house has been rented once since the renovation. It can continue as a guest house, or it can go back to being the Property’s Staff residence.

    We are car lovers, so we had allot of plans for this property. One of the best features is that the property sits at the base of the “Serra do Mar” and is located literally at the beginning of the most winding road that anyone has ever driven. “Rodovia Oswaldo Cruz”. This road is also used as a test site for new cars like Hyundai, Chevrolet, Fiat, and occasionally a few BMW’s.

    Its 7 kilometers of hardcore road fun, and my father and I made it a habit of sprinting through it at least a few times when I visit the property. Because of this road we planned on keeping some cars here and construction was about to begin on a large 6 car garage which was to be located at the front of the property facing the main house.

    However the plans were put on hold since the decision to sell the property.

    If you enjoy flying or own your own Helicopter, there is space at the rear of the main house that is used as a landing pad. We had plans to put in a rubberized (the square rubber tiles used in playgrounds) pad, however that has also been postponed. If the new owner would like to have any of them built before taking over the Property then that can be negotiated at the time of closing, however the price will suffer some minor modification.

    Since the Property is located at the base of the mountain and the State Park “Serra do Mar” a wide variety of wildlife constantly visit the property, from exotic birds such as Toucans and Parrots to various species of small Monkeys.

    The Property also contains allot of fruit trees such as, Cocoa, Guava, Oranges, Banana, various types of Lemons, pineapple, Jackfruit etc.
    Most of the neighboring properties are vacation homes and the owners are absent most of the time, however their properties are managed by their caretakers. The neighborhood is built of few longtime residents so it’s very safe, most of which are caretakers of the properties, and few are the owners themselves. The Property is located about 7km (15min) from downtown Ubatuba, SP.

    Maintenance and Utilities:
    Over the last few years changes have been made to drastically decrease the maintenance cost of the property. High Maintenance trees and vegetation have been replaced with that of a lower maintenance requirement. Nearly 90% of the property is now low cut grass; the remaining 20% is left “wild” and not touched. Since the property is already big enough for us we decided not to touch the other part that is on the other side of the waterfall. It takes one person about 5 hours to mow the lawn with a standard commercial weed eater which we purchased at the Home Depot. This work is done by us; however when we are lazy we occasionally hire someone to do the work for R$20.00 + lunch, the equivalent of $11USD. There is the occasional fallen branch or fruit.

    Eletricity: The property is one light pole away from the city utility limits. Since the city does not give us utilities, we installed a light meter at our neighbor’s property and pulled over 100meters of power lines to the property. The power bill is around R$200 - R$250/mo with a full house (est. $125USD).

    Water: Water is free, it comes from the waterfall. There is a 3000ltr fiberglass tank located on a 3 story tower beside the house. Water is fed to the tank by a 2in PCV pipe. The water from the waterfall has enough pressure to push water through the pipe and into the water tower.

    Price and Payment Terms:
    The price of the property is R$600,000.00, equivalent to somewhere around $400,000USD. The yearly taxes are R$2100.00 (Equivalent to USD$1100.00). Since the property is not provided Utilities by the City, then the taxes (by law) don’t have to be paid. However if the new owner wants to avoid any problems its best to hire an attorney and have him file the correct paperwork to have the city stop mailing the tax bills. Or if you don’t mind you can keep paying your taxes and just leave it the way it is (like us).

    Depending on the down payment offered we can facilitate the balance into fixed payments.

    Reason of Sale: The family is now grown, and looking to invest in a much smaller property.
