    I didn't want the thread crap, but since the ice has been broken, a 7.5 cap in NV isn't a screamer for me. You are at a 7.55 cap, and CoC is 7.13%. I don't think I would want negative leverage in this market (your debt constant is 7.7%).

    No not at all, thats fine. Numbers are numbers, whether they are positive or negative. Based on what we are seeing here in NV its a good deal.

    Of course other area's may prove this not so enticing, but it was worth throwing up.
