Gotta love Oklahoma for cheap land!
9.66 acres. divided into 16 Lots. Seasonal water view for 6 lots. Year round (with tree trimming) waterview for 5 lots. All wooded, all but 4 are level enough to build on without EXTENSIVE grading. The 5 that are waterview, have a hill in the front of it going towards the water thats so steep you can barely walk up it. So no one would build in front of you. You cant see any other houses from ANY of the lots. All paved roads up to the lot section..
It will need extensive roadwork by the county to fix the abandoned road that is the red outline on the map. If you dont request to have the county grade the road, they wont come do it. So now I gotta start all those phone calls to get them out there and get the road graded to a usable condition. The tree limbs hanging over all but cover the road but you can still see that its there.
Bought this morning at tax auction. In Oklahoma, they only auction off tax-lots if you bring it to their attention and request an auction. They run an ad in the legal section of the hometown paper of the deed owners. This guy was from Pennsylvania. Land was bought in 1971. He won 5 lots in a giveaway. This was back when the resort was trying to sell lots using time-share tactics. "You won FREE LAND in Oklahoma!" But when you got there, they gave you the land and you had to buy 3 or 4 other lots to be able to build a road to the free one you just "won".. I guess they arent allowed to do that anymore, lol! But the guy bought 4 additional lots for $400/each.
It was rezoned by the property owners association 8 years ago and notice was sent to the owner with no reply. I found it about 2 weeks ago and headed to the courthouse. I dug through their books til I found the name of the owner, turned it in and they said he was 11 years behind on county property Tax payments. I requested the auction and they put an ad in the paper of his last physical address they had on file. I went to the auction this morning and bid 3/4 of the owed amount and won. I was the only one in the auction, like usual.
So I won it, wrote the check and just got back to work. Goin out there this weekend to take some pictures and have a look around.
So, almost 10 acres, half of it water view. What would you guess the total amount of the auction I won it for?

Ive been researching this area for SO freakin long. I grew up here and the resort failed about 10 years ago and started allowing anyone to do anything they wanted. People makin their own septic tanks, livestock out in the front yards, etc. No rules because no one was on the board. Then their water system was shut down last year by the state for providing unsafe drinking water. Then there was nothing left. The POA couldnt even get insurance and the volunteer fire department seperated themselves from the resort along with the marina. So the marina is now privately owned, along with the water system and fire department. So now there is just a bunch of land thats going to be sold as one huge chunk to someone with the money to come in and get things going again. So I may end up sitting on it for about 5 or 6 years until some Californian decides Oklahoma is the next huge thing and starts throwin money at the POA and buys the resort. THEN I will sell. ;-)

THere are a few small restrictions to buying it like this. 1.) the original owner has 30 days after the taxes have been paid to claim his property and reimburse the buyer plus a small penalty and interest. 2.) Can NOT build anything on the land for 1 YEAR (prevents the previous owner for contesting the auction in court and getting it reversed and having to give the house to the guy whose land you just built on) 3.) Must run 5 ads in 30 days in their local paper and show the court that every effort has been made to track down previous owner and all contact has been ignored.

Cool deal! Hopefully everything will work out. For the price I don't think you can beat it, especially if it will be buildable in the future. Get some pics up of the area when you get a chance.
