    Are you SERIOUS???????

If you can do all that for $20k...let me know. I'll remodel a whole bunch of them and sell them for a huge profit.

How do you like the scissor lift? I have always wanted to build a garage but having experience with offset lifts not sure I could go this route. Do you find it gets in the way sometimes or not soo much?

Not exactly sure what you mean by "gets in the way" but when it is down, I don't even know it is there. I centered it in the space so I could still park two cars in there without issue.

When it is up, you can walk under the car with no problem. I am not a mechanic in any shape or form, so I can't say if it would hinder any mechanical type work because the lift is used so I can clean my wheels without having to bend down (bad back here) to reach them.

Not sure if you watched the video on my garage, but it shows it up and down and with some of my vehicles on it.

Gotcha, you totally answered it for me. I was driving at two things... like you mentioned, in the way of mechanical work and how it is on the floor, as I noticed gaps (most notably in the middle) and wondered if it ever was an issue. (aka tripping over it etc) Do you find the trough in the floor where it retracts into collects dirt and things over time? I live in LA and can imagine sand/silt collecting in there after a while... but maybe not an issue in practice?

I'm right down the street (405) from you!

I don't notice any dirt in the recessed area much. I have shown my housekeeper how to use the air hose (she now wants one in her house), and she blows out any leaves, etc. before she mops the floor each week. My other garage (I have two 2-car garages), which is basically the same without the lift never seems to get too dirty either. I do keep all of my cars very clean, and try not to drive in the rain (you know...those 8 days a year it rains out here) if I don't have to...which I guess keeps the floors pretty clean.
