Thread: My First Home Purchase... past due introduction...

Well this is kinda pass due for a proper intro... i meant to post a continuous build post but too much stuff was going on at the time and i forgot. But anyways... here is my first home purchase past due introduction.

Back in June 2009 my wife and i placed a holding deposit on a new construction community that was in the final phase of development. Thanks to fellow friend and L4P member UnitedVisionary, who helped as our acting Real Estate Agent for this purchase (got us an extra 3% commission cash back). When we first inquired about this new development back in May 2009, we was told that the final 12 units will be released for sale shortly. No date was announced and that they would send out an email for those interested about the release date. It was going to be first come first serve, no price negotiations, and sold at listed price. 3 weeks later, i received an email saying the 12 units will be released that Saturday at 10am. UnitedVisionary and his boss went at 7am to check on the office and to their surprise they were already the 6th party in line. They asked when the first few parties arrived and was told they have been waiting since 11pm the night before.

The community development offered 3 different floors plans. 3bd/2.5ba - 1700sqft, 3bd/2.5ba - 1900sqft, and 3bd/3ba - 2200 sqft. Luckily for us, we were able to get the unit we had our eyes on.

Corner unit, 3bd/3ba with option of converting the office/den into a 4th bedroom - 2200 sqft. Placed a deposit and waited. These last 12 units were still under construction and barely had the foundation up.

Finally, as the months went by we received notice that the units will be ready in Oct 2009. During the building process we had the option of "upgrading" thru their builders. But after a few appointments and meetings with their sales team, we realized what an arm and leg they were charging for the so called "upgrades". So, we decided that we would do all the upgrades on our own. Minus the prewiring of recessed lighting throughout the whole house and integrated surround sound wiring for the family room. Didnt want to tear down drywall so we dished out the extra money for that. I asked them if they could just leave the interior bare, but they said that they had to "finish" the home in order to get the final inspection signed off. So we told them to put in all the standard stuff that would have came with the house.

Oct 12th, 2009. We received the keys to our new home. Oct 13th, 2009, my team went in and ripped everything out. (I forgot to mention my uncle is a general contractor and i worked with him for a few years in the past.) Here's a link to my uncles house we did a few years ago. Anyways.. onto some pictures...

Spent 3 days ripping everything out.

Kitchen completely gutted.


All carpet was removed.

After everything that needed to be removed was cleaned up. All the new stuff that was gonna be put in started to arrive.

Full Thermador Kitchen Appliance Lineup. Range Top, Vent Hood, Microwave/Oven, and Dishwasher. Minus Fridge. Decided to go with LG for the larger capacity.


Custom Dry Bar. Area use to be a linen cabinet.


Brazilian Mahogany Installed.


Frameless Glass shower and Jacuzzi Tub in Master.

Custom Dry Bar LEDs.


Waiting for mirror surrounds and Sapphire Glass shelves to be installed.


Full LED spectrum w/ controller.



Custom 120 gal Salt Water Mixed Reef Tank.

i really wanted to use this porcelain tile for my garage flooring... but i dunno.. $45 per sqft. FML. maybe i gotta settle for epoxy.
