Pics of my house under construction
Just a few pics of the house we're currently building on the Ashley River in Charleston, SC. For those familiar with Charleston, the land directly across the marsh in the first pic is Middleton Place Plantation. The lot sits on a 7' deep tidal creek with river, harbor, and ocean access. There's already a dock in place that just needs a floater and a lift.
The house is a combination of French Country and Lowcountry Cottage architecture with about 3500 heated sq ft. There are two garages with around 1000 sq ft or so. I've got pics of the whole building process if anyone cares.

I can't speak for johnnyQuik, but when we renovated our house and built a detached 3 car garage, it was a nightmare for quite some time.....

Most people I talk to think building a house is a terrible experience. Guess it depends on your expectations and prior experience. I've been involved in commercial and government contracting for 10 years, so I might have a little different perspective. My wife and I are lucky to be relativey young and able to build our second "dream" house in the last 4 years. The last house was about 6000 sq ft French Provincial on a golf course in a neighborhood we ended up not liking. We learned a lot building that one, especially that two people don't need all that space and living on a golf course wasn't for us. We took a $100k bath on that one, but it was worth it to get the property we wanted in this market. Waterfront property is a great deal right now.
Number one thing is to do you homework and understand the building process. Next most important thing is finding a good builder. We're using the same builder that we used on the last one. The next thing is the design and planning. This is where most people get into trouble. Changing your mind during construction can be very expensive. Subcontractors make there money with change orders. You want itemized pricing on your construction contract with as many things decided as possible up front. Figure out how much things like lighting, flooring, and appliances cost up front rather than using an arbitrary allowance. Get three quotes and compare them, and make sure they are firm price quotes never cost plus contracts. The key really is communication with the builders, subs, and suppliers to make sure you get exactly what you expect.
Most builders are hungry for work and we're building this one for 30% less per sq ft than the last house using similar materials.
