Advice on making my way into the real estate field needed.
A little background before I start:
I'm 20 years old and i work 60+ hours a week, not because i have to for survival, but because i like having the extra money. thing is that i work graveyard shifts and i freeze my ass off. which brought me to the realization that i need to get a move on if i want to make it as a successful individual. I have my weekends off but i hate sitting around doing nothing most of the day.
Real estate has always interested me, but it wasn't until recently that I paid more attention and read up on the buying/flipping aspect of things.
Seeing that I dont have enough money sitting around to start that, im planning on getting my real estate license on the side and saving whatever commission I make from that while living off the money that I make now. I know it sounds like a lot, and believe me, it is. however, it seems do-able if i can work my ass off on the weekends.

My dad's friend does this. His wife is a real estate broker, and he does home renovations. Whenever the wife finds a good deal on a house, they buy it and he repairs it on his spare time. Basically a place that old and not really well kept. It needs to be structurally solid, but simply out of style. He puts in a new bathroom, changes the windows and doors, remodels the kitchen a bit and that's it. When he's done, the wife sells it. They do about 1-2 houses a year, depending on what they find. This works to their advantage, because they same on repairs and cost of materials, while the wife doesn't take a commission. I was supposed to do the same next year, but I just bought myself another car...
