He's got 2 parties interested in the asset. I told him the higher the price goes the higher the commision but ill start him at 2% which he said was fair. Thanks for the help guys. Ill keep u posted. Probably will take a few months if not longer but we shall wait and see.

Becareful how you word it, something similar to that could be determined as "Sliding Scale" commision.

I would start by confirming the agent's clients are in fact real and have the means to purchase such asset.

He's getting me the LOI tomorrow. He told me both buyers names. Google says they're legit lol. I appreciate the words of advice though

If you really wanted to be a jerk, you could cut him out of the deal if he already gave you the client names. LOL.
