Default HSBC - Wholesale Gone.

Again.. keeping the rest of u guys up on who's packed up their bags....

HSBC today notifies that they are shutting down their doors wholesale.

That means:

Bank of America
Washington Mutual
Indymac
HSBC
Downey Savings
Bear Stearns
Wachovia

gone.
who else...

Again, the market is still bad... rates have gone down but for some people its still a bit high. 30years have been around 5.875-6% No Point No Fees and 3/1 are around 5.35% no point no fees... gotten a lot better i would say.

I may have to refi, pretty soon if the 30 conventional keeps going down, I can pay my house off in 15 years if that happens.

30 Conventional will be stuck around high 5-6., but you wont see it hit 5.5 or 5.75 anytime soon.. or ever if anything. hitting 6.0 /5.875 is very rare in this market. even at 5.875, its hard to get, depends on rate. retail banks are around 6.25 with 1 point cost right now (BOA). last time when i was doing 6.875 No Point No Fees for clients, BOA was quoting 7% with 1 % Fee.

I know the market has probably changed since, but 2 weeks ago I closed a loan: 30 Year Fixed @ 6.675 at par, stated. I guess the only way this loan went through was because the LTV was really low.

You can do Stated with any bank as long as they accept DU findings.
You should be able to get Stated Verified findings as long as your FICO is 720-740+ and LTV is < 65. i would say 75% of the time, you will get Stated Findings on wage earner. Self employed will have to show tax returns.

Other stated lenders i know of:
