Alright, i did a renovation on the front of your house based on what I could see from your picture. Here is the link to the picture, I cant seem to get it to work with the website.

Basically, what I did was repaint the siding a medium beige, made the entryway area and the first flower bed a gray stone, repaint all windows and doors black, took out the second flower bed and put in a contemporary fountain with a few plants around it, put a flower bed in front of the lower windows and added a tall, thin tree on the right for some added height, and finally, i replaced the front door with a modern Neoporte stainless steel door.

10% of the home's value on landscaping??? Holy **** dude, I've never heard of such a thing. My house is about $500k in today's market, and I'd shoot myself in the left testicle before dropping $50,000 on plants and dirt. Fuuuuuuuuuuuuuck that! I just re-did the landscaping on my rental property for $2000 and it looks GORGEOUS! The value of that home is about $140k, and dropping $14,000 into landscaping on that house would be absolutely ridiculous!

You'd be surprised. I'm in the landscape construction business and 10% - 20% is normal. Landscaping is one of the highest returning additions you can make to a property returning 100-200% on average.
Driveways, pools, patios, decks all are included in that cost though. You'd be blown away as the the transformations we do.
10% is nothing until your house is a few mill plus... Then it gets blow your mind crazy.

well, my house is not that expensive. The value of it today is about 1 million dollars. Just started working a little bit on the landscaping. Will see how that goes
